Do Apartments Come Furnished in Singapore? What ‘Fully Furnished’ Really Means

Some do, many do not — and the word “furnished” hides three very different realities in Singapore. Before you filter listings or sign anything, it helps to know exactly what each furnishing level means and what landlords typically include.

Listings do not always use these labels accurately, so treat the photos as marketing and the inventory list as the truth. Condos are more likely to come fully furnished than HDB flats or landed homes, and units aimed at expats and shorter leases tend to include more. When a listing simply says “furnished”, ask the agent to spell out exactly which items stay — assumptions at this stage become disputes at handback.

What “fully furnished” usually leaves out

Even a fully furnished apartment normally excludes utilities, WiFi and housekeeping, which you set up and pay separately. Bedding, towels, kitchenware and small appliances are hit-and-miss.
